BACKGROUND
In regenerating the residential care facilities near Shotton, North Wales, architects Munro Associates devised a state of the art scheme where the residents of the 50 one and two-bedroom self-contained apartments can enjoy companionship and support on their doorstep.
GREAT USE OF WATER, GREAT USE OF SPACE
Munro Associates, familiar with the benefits of the Homesafe Greyflow® fire sprinkler system, opted for the additional peace of mind and reduced operating costs of the combined fire sprinkler and rainwater harvested system. There is less reliance on mains water as rainwater is collected from the roof and is filtered prior to being stored in an underground tank. This water serves both the toilets and the sprinklers. The sprinkler pipe work provides the distribution network for the rainwater harvested toilets. In turn, the toilets at the end of each sprinkler line serve to check the system is live and also guard against water stagnation.
Additionally, by opting for a scheme which places the tanks underground and the pumps within the tank, the architect has made much better use of space. The site of the tank is a visually appealing garden, requiring less space in the plant room.
From an environmental standpoint, harvested water is becoming increasingly important in new build schemes, and it is estimated that only 9% of the water used within the development need be of drinking water quality.
INSTALLATION & MAINTENANCE
Homesafe worked very closely with M & E partners M A Coopers to deliver a pristine installation without any variation or additional fees. The scheme is designed to be maintained annually, with additional periodic checks on the filters. Attending Homesafe engineers have been CRB checked. Altogether, the sustainable Greyflow® fire sprinkler system is generally a more self-sufficient, more cost-effective and more reliable option.
PEACE OF MIND
With fire sprinklers installed, care managers benefit from the additional evacuation time and a zoned approach to fire risk management, and can incorporate the presence of the fire suppression system into their own protocols. Had this scheme been built in Scotland, the fire sprinklers would have been mandatory. For England and Wales, fire sprinkler systems in care developments remain an example of best practice.
